The property complex counted seven adjoining buildings constructed at different times (1880, 1930s, 1940s, 1990s, etc). They presented a development choked by constructions that over the years have blocked up the old existing courtyards.
Identification was difficult, as was the reading of the site. There were very few planted areas. The footprint of the constructions covered over 90%, and there were virtually no open spaces. The new project will make it possible to act on this considerable density to make it more an asset than a constraint. The overall recomposition of the site will place particular emphasis on open areas, landscaped spaces and places to breathe. The aim is to once again give this over-densified property complex a clear readability and open up the courtyards and views, both for the future inhabitants and for neighbours.
Distances between buildings will be respected. Agreeable spaces will be created that favour the incorporation of the social housing programme. This main programme is completed by another mixed project combining business premises, car park and craft workshops.
