New building of an appartement house
The Choriner Straße 79 is situated in the centrum of Berlin. Here a residential building with 23 flats, an underground garage and a small shop was constructed. The direct environment of the property is made by a typical development for the Berlin city centre with dwelling houses end of 19th century. The new dwelling house complets the historical development with her partial listed houses around a Berlin appartement house.
The new 6-store high building is integrated in the neighbouring development, graduation and proportion of the adjoining houses are addapted. Both street-sided staircases and the lifts could be reached by the central entrance. One corridor leads to two flats. All flats are orientated from east to west. Both ground floor flats are opened towards the court and receive a garden.
The construction body develops two short side wings with offshore, generous balconies alongside the fire-resisting walls. The kitchens are connected to the outside by the loggias. The middle flats receive balconies to the quiet inner courtyard.
The storey heights of the ground floor is 3.90 m, from the first to fifth floor 3.10 m and in the attic 3.80 m. In the basement there is an underground parking with 21 carports, the tenant's cellars, a dryroom and the necessary storage room. The basement is reached by the two staircase and the underground parking ramp. The street facade is made up of base, shaft and roof conclusion. The street facade is articulated by two bays because of a distanz plot of 32m and a height of 22 m. There is natural stone in the ground floor and at the cornice tapes. The outer walls are built with brick and are provided with an unpainted plaster.
