A multi-storey residential building constructed using timber-frame construction in Berlin-Pankow.
A six-storey residential building is being constructed on the plot of land measuring approximately 732 square metres at Florastraße 81 in Berlin-Pankow. The building has a full basement. A total of 13 residential units are being built, with a total living area of approximately 1,400 square metres (including 50 per cent loggia and terrace areas). The flats are being built as owner-occupied flats as part of a building cooperative.
The layout of the plot is striking, with a depth of 50 metres and, by comparison, a narrow street frontage of approximately 14.80 metres. The neighbouring building to the east stands directly on the shared boundary for a length of 21 metres. To the north, the neighbouring building also stands on the shared boundary.
The six-storey volume of the planned new building matches the height of the neighbouring building at Florastraße 80 and is further shaped by the requirement to comply with setback distances almost exclusively within its own plot. This results in the building tapering towards the northern part of the plot, thereby ensuring a seamless transition to the neighbouring development to the north.
Furthermore, the building’s volume steps back at the top floor on the street side and on the west side, creating wraparound terrace areas. Each floor comprises two to three residential units of varying sizes. All flats feature spacious living-kitchen-dining areas, which form the heart of family life and are characterised by large openings in the external wall. At the same time, each living area is also assigned a private outdoor space.
