Social housing in Vallecas
The development is located in the “Nuestra Señora de los Ángeles” neighborhood, on a plot of 9,798.26 m² with a maximum buildable area of 15,930 m² for residential use. It consists of two blocks of approximately 70×18 m and a height of up to 8 floors. The proposal seeks to soften the robust volume of the complex through slight zigzag folds that energize the facade without compromising the functionality of the dwellings. The communication cores absorb these folds, allowing natural light to enter the hallways.
The main access is from San Diego Avenue, connecting to a ground floor with a portico that functions as a community space and opens onto a central garden. Each block has two staircases and a core with four elevators, organizing the dwellings around a longitudinal gallery. The layouts distribute the spaces into distinct day and night zones, optimizing circulation and the perception of space with strategically located terraces.
The project prioritizes universal accessibility with barrier-free paths, elevators connecting all levels, and gentle slopes in the garden area. The facades are designed with an ETICS (External Thermal Insulation Composite System) and terraces protected by perforated sheet sliding shutters, which allow for the regulation of lighting and privacy in the rooms. The architectural solution combines functionality, integration with the environment, and a design that promotes social interaction and spatial quality.
