HOUSING AIGNER-ROLLETT-AVENUE
The requirements of this special location lead to a compact building form. The building is seen as a pivotal feature.
The geometry of the building allows the outer corners to move slightly away from the property boundaries. This opens up two areas of the property to the adjoining neighbors. On the one hand, this creates the lower south-facing arrival area, which forms the official address, and on the other, the higher green space to the east. The common room is located next to this green space.
Access is via the shared inner courtyard. All the apartments are "through-planted" and can therefore be lit and ventilated on two sides. Spacious loggias and balconies are located in front of the common rooms on all sides. The two-sided orientation creates two outdoor areas with different open space qualities. The social center on the inside and bright, private open spaces with a view of the greenery on the outside.
The star-shaped bulkhead construction with center-to-center distances of up to six meters provides the optimum span for the load-bearing system in solid timber construction. The apartment floor plans lie identically on top of each other, enabling an economical load- bearing system and efficient cable routing for building services installations. As a result, the system allows wall panels that can be left in the interior of the apartment in visible timber quality and a structurally ineffective façade with generous openings.
