Two point buildings offset from one another allow outlooks and perspectives
The green residential area is characterized by mostly small-scale buildings and a permeable and open settlement structure. The project with two four-storey, compact buildings is based on the grown, immediately adjacent environment in terms of scale: the two point houses, organized in two and three spans, have polygonal geometries and are offset from one another in such a way that exciting outlook and perspective situations arise. The individual volumes are positioned at an appropriate distance from one another and their cubic expression is kept simple. Unnecessary projections such as balconies or bay windows were avoided. The exterior spaces of the apartments are realized with recessed loggias within the volume. An inviting settlement area forms the heart of the facility: The two house entrances are clearly laid out here and a single-storey wooden pavilion that houses the bikes and offers a covered barbecue area. This newly created place gives the settlement within the quarter a new identity and serves as a meeting point for all generations. This is where the residents meet, to linger or to socialize. This is supported by the provision of benches or seating with tables.
Surroundings and green plinth with trellis
The ensemble of the three polygonal buildings presents itself in its surroundings very green and vegetative. The single-storey building base is covered with a trellis, allowing the building structure and the surrounding area to merge. The buildings are also surrounded by a perforated border of plants, which, in addition to the climbing plants, accommodates other perennials and thus enriches living on the mezzanine floor with its filter effect. The central square, made of large-format in-situ concrete slabs with plant joints, is completed with a sand area with a swing. The whole garden situation is framed and framed by multi-stemmed different garden trees.
Facade design
The appearance of the building is characterized by restrained and earthy tones. The building envelope is implemented in an economical construction with conventional solid construction: the facade, which is externally insulated with mineral wool, is plastered with abrasion in two different structures. The facade design is differentiated with floor-to-ceiling French windows: the windows on the upper floors have a reveal of light-colored concrete elements. The facade surfaces are with a comb plaster, the basic tone of which is gray and structured with fine vertical stripes in light green. These areas structure the facade in such a way that the individual floors are recognizable. The windows are made of durable wood-metal. The sun protection in all rooms is achieved by means of metal folding shutters. In the loggias there are textile vertical awnings.
Cantilever roof
The gently sloping roof construction in the form of a flat roof is framed and covered by a roof edge with a cantilever. The flat roof is covered with gravel and equipped with solar panels. The sweeping, all-round, horizontal roof overhang accentuates the new buildings in terms of design and also protects the facade structure in the sense of a permanent solution.
Apartments with an open and compact room figure
The apartments are accessed through a spacious interior staircase, the walls of which are painted dark red in exposed concrete and the floors are kept in white terrazzo. This is complemented with door frames also made of white terrazzo and a black railing with wooden handrails. The stairwell lighting, framed by the round brass panels, gives the entire stairwell an elegant, inviting atmosphere. The layout of the apartments is compact: a spacious entrance hall with built-in cloakroom conveys to the open kitchen, dining and living area, which is designed as a spatially offset and optimally furnished room figure. Almost all kitchens are supplemented with generous reduits. This living concept allows a high degree of circulation possibilities, especially with regard to living that is suitable for disabled people and age. The spatial offer is laterally enriched and completed with a weather-protected, interior loggia. Inside, warm tones predominate: oiled oak parquet, hard-wearing fine plaster, light and subtle ceramic tones in the bathrooms, kitchens and réduits.
