Distrito Sur
Distrito Sur is a corporate “core and shell” office building rising from a 1,202.64sqm triangular shaped site on Periferico Sur, one of the largest and busiest streets in Mexico City. Of its total 18,921.85sqm, 50% is leasable area, and of that, over 1300sqm are open terraces and balconies on every one of the 12 leves of office space. The rest is built under ground, in 7 and a half bilevel basements occupied by 344 parking spots.
The ground floor is triple height, bringing natural light into the lofty lobby, and raising the office floors as much as possible above Periferico’s double-decker highway. The first 2 stories are considered double height with 5m each, while the other 10 are 4.5m high, the maximum allowed by code for office use.
This height between floors permited 2 “helicoidal” staircaises to fit where otherwise only one would, thus optimizing the floor plan and the use of the available built space. A third, exterior, emergency staircase, gives the South East corner its most recognizable feature.
Rigorous vertical weathering steel louvers, cover the 2600+sqm East facade, partly protecting the interior from direct morning sunlight in the Summer months, and acting as a filter between the offices and the on-coming traffic. Deep views of the city are hinted through the multi-perforated metallic surface of the louvers. This main facade is a bold statement on the southern skyline.
Crowning the building, the roof garden is available for all users as a special events venue or simply as recreational space during office hours. The hardscape and landscape design also thermically insulate the penthouse level, and is designed for rain water harvesting, filtering and storage for future use within the building.
