RESIDENTIAL COMPLEX IN SITGES
IMPLANTATION ON THE SITE:
The substantive elements that have conditioned the proposal of the volumetric arrangement of the proposal and the position of the blocks that support it are the following:
- The north-south orientation that coincides with the slope of the site.
- The proximity of the sea in the south orientation.
- The building traffic between the island of streets to the east, built according to road alignment and specific volumetry, and the open field not built to the west.
The addition capacity presented by the block allows versatility and flexibility in the volumetric arrangement of the plot, in which the orientation of the houses with regard to sunlight is implicit in the design of the buildings and where the views of the sea are resolved by the situation of the rooms and the volumetric arrangement that decreases in height.
The proposal proposes the construction of three blocks; two of them are located on the west side of the site facing the Sofia Avenue, and the third on the east side, facing Isidor Cartro Robert Street.
The landscaped area is located in the outer space released by the blocks and private gardens of the houses that are on the ground floor. The pool area with its hard, soft grass beaches, is strategically located in the lower part and also more protected from views from the blocks themselves and from the outside. This pool area is configured before the street Víctor Balaguer and presents a very good sunlight.
BUILDINGS:
The staggered layout of the different blocks, as well as the different heights of them, not only allow an optimal adaptation to the natural slope of the terrain, but also give a very dynamic image to the whole. This stepped layout allows panoramic views and all penthouses have direct views of the sea.
The exterior enclosures are from La Paloma ceramic factory, Blanco Pirineo model, in keeping with the predominant color in Sitges (it has been called Blanca Subur). It has opted for a clearly Mediterranean design and integrated with the traditional architecture of the place.
It has been adopted as a suitable typology the one based on the block with four houses in corner per floor and a single vertical communications center formed by a staircase and an elevator. The housing program consists of living room, kitchen, laundry, 2 bathrooms and 3/4 double bedrooms with the possibility of entering the fourth bedroom visually in the room for other uses than the bedroom. In the types of attics, the upper floor is configured as a study or as a second room directly related to the solarium and a third bathroom.
The project has sought to maximize the number of most attractive typologies from a commercial point of view. Thus, of a total of 42 houses and 4 commercial premises, 12 units are on the ground floor with private garden and 12 units are duplex penthouses with solarium.
Special care has been taken in the location of the installation steps. Thus, they are all fully registrable from common spaces, allowing easy maintenance and future expansion or improvement of these facilities.
Likewise, special care has been taken to hide all the elements of the installations with access to the roof, especially those elements related to the ventilations. Thus, the bulk of them are conducted through "chimneys" located in the front of each block, with an undeniable sculptural value. This strategy has allowed that these "chimneys", being elements of facilities, have a height higher than that allowed for the elements of separation between properties, and thus also give them the function of depriving views between the attics' solariums.
HOUSING:
Although these are conventional homes, certain strategies have been sought that make the space a pleasant and comfortable place to live:
The distribution of the houses, all occupying corners, has been forced in order to get the layout of the living room in the corner itself and thus be able to enjoy the double orientation and allow at the same time cross ventilation as a priority option, objectifying and improving the sunlight, ventilation and views.
The entrance hall blocks the view and helps to perceive the largest house once inside. In the four-bedroom typologies, the fourth bedroom has access from the lobby itself, configuring itself as a piece of heterogeneous uses.
Bathrooms (incorporated in the night area), kitchens, laundry rooms and storage rooms are always strategically located between the corridor of common circulation of each floor and the bedrooms and living room, thus becoming an acoustic filter.
All the kitchens are incorporated in the main piece, but with own lighting and ventilation openings that also allow cross ventilation of the house.
The kitchen and laundry are not adjacent to the bedrooms, getting an area of noise pollution is far from the rest area.
The use of sliding doors allows creating a unitary space of the kitchen as a built-in piece in the living-dining room, or as a separate piece with individualized access from the hall.
The large openings in the dining room favor the feeling of spaciousness and maximize the relationship with the terrace making it more direct and functional.
The terraces, given the corner location of the rooms, are always on the most favorable side to favor the views, the best sunlight and maximum privacy depending on each unit in particular. The design of the carpentry, with large sliding leaves without a central frame, allows a spatial continuity between the interior and the exterior.
