The Grauwaart city extension plan of the city of Utrecht is designed with closed perimeter blocks. Following the example of the late 19–th century disctricts, urban designer Franz Zievler chose to articulate these block by expressing the individual house.
An apartment building sits at one of the corners of such a block. All 21 dwellings have their own car parking in the basement. The living spaces sit at the front façade. The access to the flats runs via decks at the rear. The decks are wide enough to take private terraces. The front door of the apartments sits laterally in the plan. Because of this move the second bedroom is suited for use as an additional living room, a study or a dining room. The plan offers a high level of adaptability in use.
The materials have been kept in a palette of yellow-brown. The access decks are made of beige prefabricated concrete. Windows are bronze anodized aluminum frames.
