LCAW has been approached by a boutique property developer looking to convert and extend an outdated 1 bedroom garden flat into a modern 2 bedroom garden flat of a 3 storey Victorian house in Queens Park. The client's brief was to modernize and extend the flat within a tight budget keeping a good proportion between the new extension and the existing garden. After several options, we decided to move the bedrooms to the front creating a generous open plan kitchen and living room to the rear facing a decked garden. In order to keep a strong visual connection with the outdoor space and to save money in lowering the level of the garden, we placed along the back internal wall a timber bench that could be used as a seating area, a shelf and to access the rear garden.
For the rear facade, we opted for a symmetrical colonnade in white painted bricks with concrete tiles to the lintel of the aluminum windows, creating an elegant and calm space enclosed by a timber fence and the decked garden.
