It is a housing building with eight housing units, located in the neighborhood of Villa Pueyrredón, is located in a typical lot, with the limitations of the R2B2 zoning, of a low residential fabric, in a lot of 8.66x24m, which has the possibility of building the entire property.
The building tries to take the neighborhood scale, generating a series of staggered volumes, and reinterpreting the traditional fabric, pooling patios with the boundaries, resuming the project's reconstruction investigations of volumes and permeability.
Configuration / Consistency
The program is developed in four stories high, being proposed on the outside as a complex configuration, which allows the proposal to investigate both the volumetric articulations and the diversity of their habitat units, generating retrenchments, undermining and splits that give the qualities desired space.
These morphological procedures in conjunction with the material permeability achieved by the proposed plot, promoting a vital interior spatiality, filtering the light to both private and semi-public spaces, at different times of the day.
Tectonic / Materiality
The structure is made of reinforced concrete, and the outer envelope was materialized with in-situ prefabricated blocks whose variation in their arrangement and scales allowed alternations and gradients of privacy, luminosity and opacity.
The project as a facilitator of this material research, proposes a new experience to the user, graduates the incidence of light and changes the spatial qualities of the building and its areas.
Organizational / Provision
The proposal is organized in relation to a series of courtyards and areas of access that are arranged around the room spaces, both private and semi-public, challenging the use of space, typology and program.
Allowing itself to investigate the habitat diversity, crossing the units in simplex and duplex. Due to its cross ventilation, the monoambientes have the possibility of being divisible or forming a single space, since the building is suitable for professionals. Being the largest units, duplexes of two and three environments that allow recesses, and recesses for their expansions.
Proposals / Result
A coherence was pursued between its volumetric configuration and material resolution, whose spatial arrangement give rise to holes in the mass that resemble the interstitial light inputs proposed by the material web.
Another search that the proposal raises, is to propose habitat density articulated with intermediate places, which grant new relationships without losing spatial quality.
