Nicaragua 99 Apartments
An eight-storey, north-facing corner building with an attic, adapted to the characteristics of a small site. 30% of the built-up area is given over to commercial establishments, and the rest to 75m2 rent-controlled apartments. The rear patio provides the staircase and the bedrooms of the side apartments with light and ventilation. The central apartment, with all openings overlooking the street and views over the two side streets, is closed off on the north side, while light enters from the east and west. One of the two attic apartments is a triplex and features landscaped terraces and a swimming pool. Despite the tight budget and total lack of industrial building resources, both the facade and apartment interiors are beautifully designed. The building won the FAD Architecture Award in 1966.
