The site, dedicated to the centralization of PMI world operations on a unique site in Lausanne, extends over a large sloping plot, between Avenue de Cour and Avenue de Rhodanie. It opens out to the south over the Lake Geneva landscape and the Savoie Alps. The property comprises an approximate surface area 220 m long and 150 m wide, and a height difference of more than 20 m.
The main building is 238,500 m3, representing a net area of 58,000 m2, a 700 place carpark and a large technical system (notably: three 500 kW heat pumps, powered by lake water; a 225 kW thermal heat-powered compound drive system; two supplementary 700 kW gas boilers; a dual flow ventilation system with a total output of 250,000 m3/h with heat recovery for the conference rooms and the offices).
The modularity of the premises is a priority for the 1,500 work spaces, ensuring flexible adaptation at all times. Thus, the work areas are organised over the spatial plan from an ‘standard office’ corresponding to a 4,11 m span façade, 5 m deep and 3,5 m high from slab to slab. This approximately 20 m2 unit accommodates one to two work stations. By combining two or three work stations, an open space type of office can be achieved comprising up to twelve work stations. It is supplied by a central connector 185 m long, 7 escalators and 17 lifts. Lastly, 23 coffee corners, 4 restaurants, 1 squash court, 1 wellness centre, 1 sky bar, 3 conference centres, a 100 seat auditorium and 50 conference rooms complete the plan.
Lastly, the crèche for 122 children, built in two separate areas, injects a residential typology into the property. The largely wooded park covers the natural slope of the site.
